Taylor Smith, Managing Principal
Taylor has been active in commercial real estate for over 18 years. He founded Terminus Commercial Real Estate Partners over a decade ago to focus on local projects that would make an impact in rapidly growing areas in Atlanta. Taylor is responsible for the overall strategy and direction of brokerage and investments. He is specifically focused on sourcing and executing on new investment and development opportunities for the firm.
Taylor has been involved in numerous redevelopments from historic neighborhood retail centers to low coverage industrial outdoor storage.
Recently, Taylor won the Alvin B. Cates Award for deal of the Year by the Atlanta Commercial Board of Realtors for his role in a 61 parcel assemblage. In addition, he has been involved with over $100 million in sales and leases over the past 5 years and developed and invested in real estate projects that are in excess of $50 million.
Taylor and his wife, Bethany, have two children, Holland and Meyer. They reside in Brookhaven with their dog, Ruby, and four chickens. Taylor is active in the community serving as Vice President on the Board of Directors for Ahavath Achim Synagogue.

Zach Miller, Director
Zach is a Director of the brokerage division of Terminus Commercial Real Estate Partners. His primary focus is on investment sales and acquisitions for private clients and institutional investors in the Metro Atlanta area and surrounding markets. Zach also supports Terminus’ efforts with both tenant and landlord representation by working with local property and business owners handling all phases of the leasing process.
Prior to joining Terminus, Zach began his career in brokerage working with Brown Realty Group in Atlanta. There he operated primarily in the retail space representing both tenants and landlords with their leasing efforts, while also facilitating investment sales.
Zach is a proud native of Atlanta growing up playing sports at NYO where he now coaches baseball, also attending Riverwood High School. He then obtained his degree graduating from the University of Alabama with a Bachelor of Arts in Communication & Information Sciences. Zach is a member of the Atlanta Commercial Board of Realtors, Young Council of Realtors, sits on the Committee for the Jewish Commercial Real Estate Network (JCREN), and is a Founding Member of the JCREN Deal Club.

Hima Karki, Analyst
Hima is an Analyst who oversees underwriting for the firm’s properties, supporting acquisitions through financial modeling, market research, property analysis, and due diligence. She also assists with preparing marketing packages and presentation materials, helping bring investment opportunities to life through both analysis and storytelling. Her role combines attention to detail, problem-solving, and creativity across multiple parts of the acquisition process.
Based in Nepal, Hima earned her Bachelor’s degree in Business Information Systems from Kathmandu University. With a background that blends technology, business, and finance, she brings a thoughtful and dynamic approach to her work. Outside of the professional side, Hima enjoys exploring design and creative projects, staying active, and discovering new ideas that inspire both her analytical and creative thinking.

Sam Torres, Director, Property Management & Construction
Sam is the Director of Property Management and Construction at Terminus CRE, where he oversees and optimizes property management, as well as the construction of key projects. Drawing on his background in development and passion for building strong relationships, he ensures that projects are executed with the highest standards of quality and efficiency. With a Marine’s work ethic, Sam is deeply involved in every stage of construction build-outs, ensuring seamless execution across all trades. Sam views property management through the lens of a property owner and ensures that tenants and their respective businesses are in an environment where they can succeed.
Prior to joining Terminus, Sam was a development associate at Columbia Ventures and worked on multiple mixed use projects throughout the Southeast. Those projects totaled over $200 million and were a mixture of mixed use, multifamily and retail.
Originally from Puerto Rico and raised throughout the East Coast, Sam has always valued the strength of community. Over the last 15 years, he has developed a wealth of industry knowledge, primarily within the development, construction, and retail sectors. Outside of his professional life, Sam stays active in tennis leagues, golf, and is a Brazilian Jiu Jitsu blue belt practitioner, finding that these pursuits help refine his problem-solving abilities and mental agility. Sam lives in the Old Fourth Ward with his Portuguese Water Dog, Sebastian, who helps keep him active.

Skylar Fortin, Retail Leasing Associate
Skylar is a Retail Leasing Associate at Terminus Commercial Real Estate Partners, specializing in landlord representation. A native of the Atlanta MSA, Skylar brings a deep, firsthand understanding of the local market built over years.
Skylar began her career at Matthews Real Estate Investment Services as a Retail Leasing Associate. During her time at Matthews, she built a foundation focusing on landlord representation by leasing third-party owned assets. She has since brought that expertise to Terminus, where she now extends her practice across Office and Medical leasing as well, working to drive occupancy and long-term value for landlords throughout the Atlanta market.
Skylar holds a Bachelor of Business Administration in Real Estate from the University of Georgia, with an Area of Emphasis in Business Analytics — a background she draws on to bring a data-driven approach to landlord representation, from market analysis to lease structuring. She is a member of the International Council of Shopping Centers (ICSC), and outside of work is actively involved in her church community.
